- Routine Maintenance Management: Owners pay direct vendor rates with no added management fees for standard repairs.
- Emergency Repair Fund: A minimum $250 operating balance is required to cover urgent issues.
- Owner Approval: Repairs over $250 require your authorization unless the issue is urgent or could cause damage.
- Quality Vendors & Oversight: We schedule service appointments, communicate with tenants, and perform post-repair inspections to ensure work is done correctly.

Accounting & Financial Reporting
- Monthly Statements: Delivered by the 15th each month and always accessible online.
- Annual 1099s: Issued every January for tax reporting.
- Tenant Portal: Tenants can pay online via debit card or check and access their full payment history.

- Prompt Communication: We address tenant needs quickly to encourage satisfaction and long-term tenancy.
